What does it mean to work with a Realtor?  Why use a Realtor to assist you in the buying a home?

In today’s fast paced lifestyle and ever changing market conditions, it is important to have enlist the services of a Real Estate Professional to help you in purchasing your next home.  This can be an invaluable benefit to you!  It used to be common for all parties involved to work for the seller, hence the term "Seller's Agent".  Nowadays, you will most often find another type of agent, the "Buyer's Agent".  This means a Real Estate Agent would be working for the Buyer when buying a home.

As a Realtor we are more than just a salesperson.  When a Real Estate Agent represents a buyer, the buyer may enter into a Buyer Representation Agreement. This agreement establishes the buyer’s relationship with the agent and explains what is expected of both parties.   Essentially this agreement formalizes the decision made by the buyer to work with a particular agent during the buying process.    This commitment ensures the agent will be working on behalf of the buyer.

I will share with you just a few other reasons why you should consider selecting an agent to work with when you are ready to buy.

1.      Saving you Time and Money:
  • Walking you through the experience and giving you the whole picture helps reduce the stress of the entire process.
  • Getting answers to questions and doing the leg work involved in eliminating prospects that don't meet your needs.
  • Identifying potential problem areas in a home and guiding you away from "lemons." Helping you see the small things you    might have overlooked.
  • Assisting you in creating a financial plan so you know what homes to seriously consider.
  • Prioritizing what homes to visit and which neighbourhoods meet your needs.

2.      Protecting Your Best Interests:

  • Making recommendations on what terms and prices to offer as well as negotiating a deal to ultimately get you the best price.
  • Knowing when you have room to negotiate with the seller.
  • Understanding what aspects of the house are desirable and what aspects may lower the possibility of sale.
  • Protecting your interests during the offer process by putting in the appropriate clauses and details required.
  • Keeping personal information that could affect your purchase confidential

3.      Valuable Knowledge and Connections:

  • We have an understanding of more than just the market and the finances of buying and selling homes. A good agent knows what people want and need.
  • Familiar with the neighbourhood and can give you information on local real estate values, taxes, utility costs, services and amenities.
  • Familiar with the entire home purchasing process and can advise you of your legal and financial options as well as recommend appraisal, home inspection and contracting services. Can suggest reputable choices.
  • Familiar with the trends in the neighbourhood and the various changes in regulations and technology.

Buying a house is the biggest investment you will probably make in your lifetime.  A good agent should be willing to spend a little bit of time with you, answering questions about their work and experience. Choosing a real estate agent is an important component to successfully buying a home, so be sure to seek out a reputable professional. Wouldn’t you rather have someone working with you on this purchase instead of working for the seller?
