There are immediate costs that may affect you upon purchasing your home.  You will want to budget approximately 2% of the sale price for these costs for purchasing and 3% for both a purchase and sale.  Generally speaking, between lawyer's fees, disbursements, adjustments and Land Transfer Taxes on your purchased property, you will require available monies to cover a minimum of the above percentage of your sale price at time of closing.
